In the Williamsburg area, we have two types of open houses, broker opens and public open houses. 

Broker open houses are held on a weekday; lunch or snacks are often served and sometimes a gift card is offered. In this area, brokers open houses can be a great networking event despite the fact that the purpose is to give the house exposure to agents who may have a buyer.

 

Public open houses are generally held on the weekend and are open to the public.  Sometimes agents come to a public open house with buyers or if they are in the neighborhood. I often pop in to an open house to see the house and offer support to the agent who is holding the open house.

 

I have had some sales as a result of public open houses but have never had a sale from a broker's open.

I think of the 2 types, the broker's open is more important.  Even if an agent does not have a buyer at the moment, if the agent is able to get inside, and see what the listing looks like, it will help him later when he does have a client, and your listing comes up in a search "Oh, I've been in that home, it has a great kitchen, and the perfect yard for your dog!".  Thank you Sybil!

Broker open houses are pretty popular here these days, and have been for some time. In our area we have a marketing session in the early morning before they take place and can pitch the open house to all the agents who are attending - usually over 100!

Good information for sellers who might not be aware!

Good morning Sybil Campbell ,

I've had sales from both. Sometimes an agent will come just to see the house and immediately call their client for a showing. This past week-end two offers cam in from buyers attending my open house and one from an agent showing that morning. Exposure is the key for any listing..the more people who see it the more offers that will come in!

We do "tours" every Thursday where agents can tour new listings to familiarize themselves with the property and hopefully find a matching buyer. It works!

I haven't had a sale as the result of a broker open house either. They are expensive in our area with big prizes and many agents get sponsorships from lenders and title companies.
