All real estate agents, brokers who have been around a few market cycles have seen them.

The real estate listing that has had no shortage of green stuff poured into the sticks and bricks. But the end result was out of whack, just created a harder to sell property listing.

More than a simple case of loud colors or too much chic shabby or poor housekeeping. A listing that lingers on the market not because of over pricing or a poor location. Because anything will sell if priced right and the price nibbled, reduced by the owner to reflect the market rejection right?maine farm chickens photo

We're talking the place we drive into the dooryard to inspect, to dissect and list for sale.

Where maybe three owners pecked away pretty hard. In a short period have all dipped pretty deep into their pockets to add their creative spirit into the property. Where all the re-construction created a Frankenstein.

Just out of whack. The heart and soul of the place lost or dimmed. Because all the cooks in the real estate kitchen had flare, but what they performed for surgery on the property was not along the same theme. Does not get digested very well. The place is out of harmony, all the pieces, the elements of the property just don't go together smoothly. Buyers get disturbed. Get out their ten foot poles to push away.

Haven't you been in many homes where your own personal taste make it one you the agent would not see yourself living in? Because we all have a different list of gotta have, don't want for features. But when the style is so out of whack that simple new paint colors here and there, a few light fixture replacements won't make the difference. To each his own is respected in housing design and decor.

And all agents have been inside homes that are not their cup of tea but it never interferes with the marketing.

Because this seller loves their surroundings, what they created and another is out there who feels the same. Hopefully.

But we are talking a listing where owner one went in a direction that the next two in rapid succession did not. And the end result is a property dysfunctional to market requirement norms. Which adds to the harder to sell real estate listing exercise. Working with what you have to see the bright side, the high points to stress is more difficult on some property listings. When the original charm and sparkle of the property was lost in the house surgery.

What happened to the property?

Lots of money spent but not in the right places. Or creating bigger obstacles for the agent who gets the feedback from buyers after walk thrus. Often too much money spent for what each seller thought was an improvement when the original property neglected would have made the real estate sale easier. Because nothing would have been muddled by three cooks in the kitchen syndrome.

Spending more money to undo what was done is not what many real estate buyers want to do. They have choices and pick from the pack something different.

Good morning Andrew Mooers ,

How often this happens..so many times. Instead of meeting with a professional up front to see what they should be doing for improvements sellers listen to friends, relatives and neighbors or good old HGTV! Hard to sell then and so much $$ wasted!

Andrew-Years ago I was asked to consult on a luxury high rise condo. The seller had removed part of the wall between the master bedroom and master bath and also placed a jacuzzi in the bedroom by the patio doors!

It's their house to do as they see fit. But some structural changes way beyond staging faux pas are what cause the Edsel in the bunch that hurts the price, extends the marketing time. Woof. Thanks for weight in Kathy Streib !
