Spring will be here soon and I have already seen a huge increase in the homes sold. I have sold four of my listings already this year and have had more showings and calls than normal for this time of year. I think that the slow fall with very few people buying and selling has lead to a better than usual start to the new year. 

Another growing trend is the number of foreclosures that have been going on the market. I hate to see this but I feel that it was caused by all of the 100% loan that were given out over the last few years to buyers who did not have very good credit. With very little money invested by the buyer, they do not feel like they are losing very much if they just walk away from the home. When buyers puchase a home have spent less than $30 out of their own pocket (as I had happen last week) they really have nothing to lose.
