Can You Buy a House Under 100k in Florida?

Every so often, I receive a call from a potential buyer who is currently residing outside of Florida with the hopes of one day moving to the Sunshine State and buying a home priced under $100,000. Is that possible? Is it realistic? Are there homes in Florida under $100,000?

First, it is important to truly understand how big Florida is. When I receive these type of calls, I start asking questions to see if the caller has any idea where in FL they would wish to move to and often times, they don’t.
I live and work in Orlando FL area so my knowledge is limited to my service area.

Today, I spoke to a lady who is currently living in NJ and would like to move to FL and buy a home under $100,000. She has been looking online and found tons of homes within her price range. See, real estate agents don’t search all over the internet to find homes for their clients, they go straight to MLS(multiple listing system) which shows real time availability. It is not a third party website, it’s a system where we enter our listings into. Not every Real Estate Broker is a member of the MLS but most are.
So for this caller, I was puzzled with what she was telling me. I asked her what her criteria was, she is looking for a 3/2, newer home, fenced in yard, must be move-in ready as she doesn’t want to pay $100,000 and make repairs and must be within close proximity to the city. That truly does not exist in Clermont FL.
There’s one manufactured home in a mobile home park, 1200 square feet, no garage, not fenced in, it is priced at $105,900 and that is in Minneola FL which is close to the city of Clermont.

If you are thinking about moving to Florida and buying a home, it is important for you to find a local, knowledgeable real estate agent who can educate you on the different areas, commute, schools, shopping, home prices. You can always surf the web but the information you find may not always be accurate.
After I hung up with this caller, I started looking at different sites about “moving to Florida”, I searched for homes priced under $100,000 and I almost fell off my chair.
One person commented that there are new homes on the Gulf Coast of FL for $45,000. New homes..on the Gulf? I want to buy a few!
Before you start packing your bags, I suggest you speak with a local real estate agent but even before, you should spend at least a week finding an area you would like to live in. Once you are set on the area, your agent can help you find answers to all your other questions.

Can you buy a house under 100k in FL? I know for a fact there are homes priced under $100,000 in FL but my question to you, the buyer is “what is your criteria?”. Have you been pre-approved for a loan and how much, if not, speak with a lender today and find out how much home you can afford.
I know it sounds great to be able to sell your NJ home for over $500,000 and buy one in FL for under $100,000 but as the saying goes, “if it sounds too good to be true, it probably is”.

Are you ready to say goodbye to the cold winters, tired of shoveling snow and the heavy coats, boots, ice, slush and ready to say hello to the Sunshine State? Moving to Florida may the best thing for you only if you plan your move carefully. Remember, we too have car registration fees, pay for utilities, tolls, taxes(no state taxes), food prices may not be lower than where you are. Speak to those who actually are living in the area and can provide you with accurate information.

Every once in awhile a small villa is available in the fringes of my area for $100k or less. Also, modern manufactured homes are available in some nice parks for less than six figures.

I live and work in the Clearwater, St. Petersburg area of Florida on the Gulf of Mexico and you can't find a 2/1 under $150,000 and forget about it being move in ready. You might find a condo under $100,000 but you better be over 55 to buy it in most cases. People that live in my area don't have a clue what homes are going for. How can we think that someone that lives in another state is going to know? We educate, even if sometimes we have to burst their bubble. Jeanne Gregory : Loved the ice water in H***. Made me laugh. Maybe 7 years ago, that would have been possible, but just because some websites keep inventory on their sites that sold that long ago, does not mean there are still homes like that. Unless you like to live in the agrarian part of Florida among the orange orchards & cattle. Get a fly swatter!

Many people from the North know little about our state and have the impression they can buy paradise for a dime.

You also give buyers a good caution about what they find on the internet. It is best to talk with an agent that has knowledge of the local market.

I get similar calls on a regular basis.  Here in Cape Coral, FL the market has totally turned and anything under 100k is going to be an older and small condo or a manufactured home.  During the "crash" you could actually get a 3 bedroom, 2 bath newer home for 100k but those days are long gone

And there's a reason the houses they're looking at are under $100K.  What area is it in?  Perhaps a nice house, but would you want to be in the neighborhood?  Warzones are cheap for a reason.

Generally, rural areas follow different rules compared to urban areas. This is true across the globe. I live on the Nature Coast where you can buy a house on a canal that leads to the Gulf for $150k, and a house across the street for $100k. A 5 minute walk down the same street and you are among $400k McMansions. But walk 5 more minutes inland and you find yourself in a run down trailer park. It really depends on what you value. If it is going to be the last home you ever own, maybe resale potential isn't high up on your list. If you are inwardly focused then the condition of your neighbors might not concern you so much. One thing unique about Florida, though, is that people move here to retire, usually as empty-nesters. So most of the homes at $100k are going to be 2BR, not 3BR. But for the cheap prices you won't be conveniently located near any big city. And they won't be newer homes because the builders are not wasting their time building cheap homes when they can build $300k-$1M custom homes for the world's wealthy retirees constantly heading to Florida. That said, some of the "rural" areas can be surprisingly densely populated over a sprawling area with plenty of grocery stores, restaurants, and interesting things to do. In some ways it can be more convenient to be just a little over an hour from Tampa, Ocala, Gainsville and Orlando than stuck in the middle of these cities with no cash left to enjoy them.

I have lived in FL for longer than where I originated; 35 years. I wonder if there are decent newer homes in a friendly neighborhood for under $100K. This article certainly did not help answer that. for the past 15 years, I have been in bondage to a condo i purchased for $85K and have about 179K in with all the repairs I had to make due to crooked COA and Property Management. Assessments galore!!! Absolutely no authority to help me get justice. So, now all of the money I managed to save in a lifetime is GONE....Sure would like to know if I could get a decent home somewhere for $100K , so I can pay cash instead of getting a loan at age 68, then live off my enormous pension and SS checks which amt to $24K per year. Never had a vacation in my life.
