Top 3 Mistakes Made By Home Sellers

1,000 agents were asked in a survey by ActiveRain not long ago to rate the mistakes home sellers make, and how those mistakes affect the sale of their property. What was learned was candid, and right on the money! I've seen a wide swing in sales prices in the past year, including in Coppell, Texas where it can be a swing of 18% or more from the "top of the market" to the "bottom of the market". And, yes even in Coppell, Texas, one of the hottest suburbs in the Dallas/Fort Worth Metroplex, there have been many homes that didn't sell at all.

 

Here are the top 3 mistakes:

 

  1. Overpriced home. The number 1 mistake sellers make is pricing their homes too high. Today's consumers are savvy - they can shop price at their fingertips online, so they know what's overpriced and what's not. The first week to 10 days typically brings the highest number of potential buyers, so to reduce the price later means that you are now chasing the market (which is diminishing!). With home inventory low, as in today's market, homes that are priced correctly can create a bidding war.
  2. Showing availability. Next on the list of mistakes is showing difficulties. If too many parameters and time constraints are placed on showing, it'll drastically reduce the ability to get the home sold. Buyers want to physically see the home at times that are convenient for them - especially when they are seeing multiple homes in a day or weekend. It's an inconvenience for the seller, of course, but a little flexibility goes a long way toward a faster, more profitable sale.
  3. Cluttered space. Many home sellers take the "as-is" factor to a new level. Decluttering and creating more of a "blank canvas" for buyers to better see themselves and their belongings in, is key to faster decision making.

Good info. Thanks for taking time to share.. I tend to agree, might want to add "Curb Appeal", or lack there of.
