PHOENIX PROPERTY MANAGEMENT REQUESTING ACCESS TO UNIT
This is a normal request from the Phoenix Property Management company to request access to the unit for the following reasons
- Repair request
- Inspection of the unit requested by owner
- Health and Safety check
- Seller is selling property need access for buyer inspection and appraisal process
Here is the correct process to request entry when doing Phoenix Property Management see below:
- Request in writing
- Two days prior to entry 48 hours
- Reason for access
- Reasonable time and frequency
- Refusal to give proper access
- Tenants requests for repairs
We do not want to be a nuisance to the tenant who pays rent each month to live in unit. However, it would be best practice to schedule quarterly inspections in case we discover repairs that need to be fixed that the tenant has not reported like running water at the outside nozzle or running toilets. That is wasting water. Is the tenant changing the AC filters on a monthly basis? These are items that we check during the inspection. Then, we report back to the owner.
