Price anything low enough and it will sell.
All the marketing in the world is not going to sell an overpriced listing.
You don't need an expert to give you that information.
You might want to read Debe Maxwell, CRS post on a buyer who did not listen to her advice and lost their dream house. Why? They relied on a national online valuation site.
Every week I get callers asking at what price I would list their home. Seems other agents were giving this information on the phone.
No I don't give a list price without seeing the house.
What I can share is what your home is assessed for, what other
homes are on the active market, what prices the homes in the area are selling for, how long similar homes are taking to sell and what homes have been withdrawn and not sold.
Most of my calls are for unique properties, one of kind, historic, custom contemporary homes, a garage without a house or a Victorian that has been rehabbed with garage and parking for 9 cars.
How much to list your home? It depends!
There are more factors to consider.
Do you want or need a fast sale?
How much do you owe? Can you afford to sell?
Be careful on what you base your pricing and who you are relying on for information.
Public online valuation sites give some information but are not always (or even close ) accurate.
Homes have sold for much more than the evaluation on these sites and some for much less. I'm not talking about a few dollars either way. I am talking about a hundred thousand dollars either way.
Some advise to price low and guarantee multiple offers . That can backfire and you might sell.. but at the decreased price.
Make sure the agent giving you the evaluation has sold a lot of homes recently.
Good agents "know" what a buyer will pay for a property.
