Is it possible to Sell a home TOO QUICK?

Is anyone to blame if a home sells "too quick"? Those sellers whose homes have not sold, may be screaming "are you crazy? we would be happy to even get an offer." However, there was a young couple, they were ready to sell their MANCHESTER NH area home. They asked 4 different agents to come by and interview, the largest company, a national name, a friend of a friend in the business and me.

 

The interview consisted of walking through the home. Mr. Seller described everything that was new. Told me of the upgrades and story behind things. I took lots of notes.

 

At the end, he asked about price. I brought with me listing sheets of what was for sale and what had sold in the area. He asked lots of questions. I answered lots of questions and Mrs. Buyer never looked up from her phone the hour i was there,

 

One question he had, was how quick i could sell it? They are moving into her parents old home and he is anxious to move.

 

A couple of days later I get the call. He loved my marketing plan. Loved i took notes that no one else did. Loved how I looked at him and answered all his questions. Loved i brough pages of what has sold and what was for sale. He wants to hire me to list his home. How quick can i come over. Within the hour i was there. Once again we went over what the home is worth, what we should ask and what the probable sales price will be. Given his good condition, I knew i could sell the home quick. He asked for one week to get the house ready and start showings the following Friday.

 

The following week, I marketed the home to who the most potential buyers would be. I called my list of previous calls for this school area. Come Thursday the home went in MLS with Friday showing instructions. I set up several and Friday morning I was there showing the home. By mid afternoon I had 3 offer.

 

I called the seller and met with them that night to go over the offers. Two at full price and one trying to get a bargain. We went over price, terms, pre qualification letters, contingencies and picked the best offer. There we were under contract in hours.

 

We went through the inspection, had a couple of minor things to fix, went through the appraisal and the buyer was soon clear to close. Closing was scheduled. The red flag went up when we could not get a copy of the HUD, ahead of closing for review. Behind the scenes a Hurricane was brewing. We get to closing, finally get handed a HUD and there is no commission. Mrs. Seller had the commission removed because we sold the house too quick.

 

The buyer agent did not mind until they realized they were not getting paid either. After some back and forth, and Mr. Seller finding out what Mrs. Seller did, it was fixed and we closed after a couple of hour delay.  

 

There was lots of apologies and he said it was the easiest sale of his life until his wife messed up the closing. He was happy I was able to keep it together and how i never got angry. The wife stopped by my office a couple of weeks later and apologized. She was against me from the start as she wanted her friends friend to list it. The friend told her she could sell it in 3 to 4 months. She said she did not want to admit, but  no one could have done a better job than this. She handed my a gift card to local restaurant and asked me to help find her parents a condo.

Wow, great story! It also demonstrates a theory I have which is that sales that start out really smoothly, almost always have some little bump at the end. And vice versa for those that start out rocky. Congratulations on getting the job done!

Scott you have the best stories. Great that you kept your cool, surprised the closing company did not alert you to the removal of commission so it could get sorted beforehand, but thankfully it all worked out and you get to find the parents a home as well.
