Need To Balance Your Time?? Listing Agents Can Do That !!!
Listings are the name of the real estate game, and this has always been my attitude. After reading an email this morning from my friend, Loreena Yeo, I thought I'd share my opinion of working as a listing agent versus working with buyers. The most beneficial factor of being a listing agent is that your time is yours. When an agent focuses on listings, and markets diligently for a variety of listings, all of the buyer agents in your state are utilizing their efforts to sell your properties. Listings are like money in the bank.
The agent with the inventory wins and the agent with the greatest number of properties in his/her inventory wins even more!!! If you dedicate your time to marketing for listings, you will find yourself with more time to spend on whatever you wish. Remember, you can only be at one place at one time. If you are working a buyer or several buyers, you have no time for anything or anyone else.
The time involved in preparing for a listing appointment requires no more than the time needed to prepare for showings, and the more you do, the easier it becomes. The time needed to show properties is consuming and often continues for days. The listing agents on the properties that you will be showing are accommodating, welcoming and happily waiting for you to deliver an offer to them.
If the buyer's offer does not work, the buyers' agent returns to "beating the pavement" again, and the listing agent continues to wait for that next offer while capturing more listings. Don't discount the value of becoming a listing agent. You can make more money as a listing agent and have more free time. Have you noticed that most of the top producers in your area are listing agents, not buyer agents? There is as much gratification on having a listing close as there is sitting at the closing table with a buyer. The pay is the same, but the hours spent are tremendously different!!!
