TO FIX AND FLIP OR SELL IT QUICKLY IS THE QUESTION
It was just another day in Phoenix Property Management when I received a phone call from a property owner. The owner explained that they have been receiving my postcard and it was time to hire me to manage on of their rentals. The owner informed me that the tenant has been at the same home for thirty years. The tenant was a hoarder and she wanted me to clean up the mess to avoid any accidents such as a fire. I said “GAME ON.”
I was hired the same day. I spent a course of three weeks trying to reach the new tenant. Then, one day the neighbor informed me that the tenant was dead. The family members went through the home and left the rest of the home in disarray. So, we spent the last four days clearing out the home. The home is EMPTY.
Now, the owner has the following decision to make see below
- Seller the home in present condition AS IS
- Repair home to sell
- Repair home to rent
I asked a few questions to the owner. I was going to purchase the home in its present condition to flip. However, I convinced her to put the money into the home and flip it herself. I will manage the entire project since the owner lives out of town. The owner is leaning toward putting the money into the property and selling it. That is good news. Why let another person make the profit? That is when the owner woke up. I gained their trust while cleaning out the home because I did not over charge them. BINGO!
