Another Centreville Townhouse SOLD!
On February 2nd (2017) I had the pleasure of unveiling a new listing to the Western Fairfax County marketplace at 14308 Johnny Moore Court in Centreville. Like so many sellers I interview with, these sellers had a lot to do to get the home show ready. What made that even more stressful was they were acting on behalf of their mother, who was unable.
Packing up and moving your elderly mother is not a pleasant task. Moving is stressful enough. When you are trying to determine what someone else should keep or toss, well, it sucks. But after wading through the items, keeping the furnishings I thought we help us in staging the home, getting a fresh coat of paint and deep cleaning the place, it was nearly ready.
One of the daughters and I met to stage the home. Within ninety minutes we had transformed it into a warm and welcoming place for our future buyers to see. It was then that the seller and I sat down and really took another look at comparable sales. When I first talked price with this family, I wasn't sure exactly what my end product would be. With all the work put in, we could definitely stretch the value. The Centreville market demand was high and we had no direct competition. After some discussion, we priced aggressively optimistic at $238,000.
We expected a buyer to gobble it up at that price, or close to, since this was one of the most affordable townhouses in Centreville. What we didn't expect was a parade of buyers that resulted in multiple offers. The first offer came in the first day on market. Since my seller knew there was more interest, I let this buyer know we would be reviewing offers in three days. Within a few hours, that first buyer's offer had been revised with a highest and best offer scenario being reflected. While we collected three more offers, that first offer ended up beating out all the others.
The next step was getting the house to appraise at the sales price, which was higher than our already optimistic list price. I prepared a list of updates the seller had done and pulled market comparables. When the apprasier came, the information was in the home waiting for him. And it must have been useful because the townhouse appraised for sales price.
On March 27th, this two level townhouse in the community of Newgate sold for $243,000. That's a new high for these two level townhouses. And believe it or not, just as I was leaving settlement, another listing agent in the neighborhood was calling me for the final sales price because her two level Centreville townhouse has just hit an appraisal issue.
