Actually, one photo won’t stand alone, and never does but, remember that with the sheer volume of potential buyers searching for Charlotte luxury homes for sale online (93+%), vivid photographs simply must be included in your marketing.  


In fact, good photography alone can make the difference between having your home passed over and selling it.

A professional Charlotte listing agent will tell you that one very important investment that we make as listing agents, is the cost of a professional photographer. 


Recently, while in search of a Charlotte luxury property, I found myself astounded at the number of iPhone photos that were being used to represent these exclusive homes.  I can tell you that my sellers would not stand for that and it always puzzles me to see that others don’t seem to be bothered by this at all. If you’re considering adding your home to the online list of Charlotte homes for sale, you need to think seriously about your photos – and those photos need to be good excellent.  Just like the home itself, the photos need to stand out from the crowd.

Here are a few photography tips for highlighting your Charlotte home for sale:

Talk to your agent about what’s currently “hot” in Charlotte homes.
  Obviously, your strongest selling points are what buyers are looking for NOW. 

In recent years, buyers were looking for fewer square feet, stepping away from the McMansions, focusing on smaller luxury homes, chock-full of the finest of appointments.  Last year, it was kitchens, decks, patios and outdoor hardscapes.  

 

And, this year, it's even more about the outdoor spaces/hardscaping - especially in our nearly year-round temperate climate.

 

If you do have a strong selling point, capitalize on it with fantastic photography. We take as many pictures as we need to get the perfect shot!  A shot that’s twisted to the side just in the slightest, may not seem like a throw-away shot but, it can distort the appealing lines of a home. Because photos are two dimensional and flat, even the slightest left or right tilt can make the home look like it’s looming or disproportionate.  Some shots are taken intentionally at an angle but, a much larger angle is used for effect and doesn’t appear as though the foundation is sinking on one side!

   

Use of favorable lighting is key as well.  High noon sunlight is harsh and often highlights exterior problems that you may not have even noticed.  When taking exterior pictures, select lighting that draws attention to the most positive features of your home.  For instance, one of the most beautiful real estate images I’ve ever seen was a home we shot at dusk.  This lighting served to accentuate the beauty of the home - stunning even on a fall night.

The use of photos to show off your home online is a huge plus for those with Charlotte homes for sale. However, a poor photo can do more damage than having no photos at all. My advice - hire a Charlotte real estate agent who WILL get the job done for you and only provides the best in professional photographs.

Love the "dusk" or "dawn" shots.  With a long exposure, the pictures can look fabulous.  A trick most agents don't take advantage of.  Nice post Debe

I totally agree, Brian England!  By the time I finish with my listing presentation, I think I have my sellers programmed to look at every single thing I post online. I can't IMAGINE having sellers who don't ever look online to check their listing. I would be horrified if all I posted were iPhone pics!  

Not to mention, I wouldn't have time to list more than a couple of homes at a time - it takes about 100 shots for me to capture one good one!  LOL

Hi Debbie Reynolds!  What takes them 3 hours to shoot and edit - takes me 3 DAYS (at least)!  It's so worth it and like you, it feels like Christmas when I get those shots from the photographer!
