I've noticed a curious phenomenon lately. On a recent short sale listing, I've noticed buyer's agents calling my cell phone wanting to make an appointment to see the house. Which made me wonder. It made me wonder so much in fact that I decided to check online what "Call First Lockbox" means.

Here it is: "Usually the phone listed is the seller's. The buyer's agent calls and establishes a mutually agreeable arrival time. If no one answers the phone, the agent leaves a message and goes directly to the home without further communication attempts, unless the seller calls the agent to reschedule." This is a direct quote from About.com. Read the entire column here.

Why am I getting the calls? Is it the MLS update which makes it hard to find the seller's phone number? Or are agents just not bothering to check the MLS and just calling the number on the sign?

When you have a listing you have the buyers agent call the owners of your listings to make a appointment to view the property?  I will have them contact me first unless the sellers says other wise.  Have a great night.

Do you not use a showing company like CSS or EHS? This would help alleviate the calls you've been receiving.

I have never understood why agents have you call them first rather than call the seller directly. It seems it would bog down the process. What if the agent isn't available and so the seller's home doesn't get shown? Lorinda, I would love to learn why you have the buyers agent call you.

I have a suspicion that agents just don't pay attention to who they are calling, or they don't have the showing instructions in front of them. We have an agent here in town that, believe it or not, doesn't own a computer.  She never has admitted it, but she calls the listing agent to find out how to show it and the details and she comes to our regional meeting to get a list of new listings..amazing, huh?

Yes, calling the seller is usually the quickest and easiest way to get the home shown and sold which is what I'm concerned with.
