Don't let the average days on market chart fool you. Just like we said last month, this market is full of buyers. Overall the average market time for sold homes is 75 days, but 5 out of the 15 that sold did so in under a week. If you are buying in this neighborhood be ready to jump when the home you love comes to the market. If it is priced fairly other buyers may put in an offer too! The median sales price for condos in Wicker Park was $454,000.

Last month there was only one townhome available in this neighborhood. Since then 7 homes have come to the market and 3 of them are already under contract or closed! Wicker Park is not showing signs of slowing down. Now is a great time to sell as demand is very high. The median sales price for townhomes was $749,000.

Sellers in the $1m+ range are in a different market than the rest of the neighborhood. Homes are being listed, but it is looking like there are more sellers than buyers. We saw in December many listing cancel and they are starting to come back. As a result the $1-2m range is still in a seller's market, but it's nearly balanced and the homes that are more expensive than that are in a buyer's market. When a market is changing like this it is vital for sellers to price their home close to it's actual value in order to attract the most buyers. See the chart below that illustrates how pricing your home has an affect on visibility. The median sales price for single family homes was $1,150,000.
