#1 thing you can do to prepare your house for sale

Besides CLEANING it, which always surprises me. Why does everyone have their own perception of CLEAN? I know, I know, different views are what make the world go round. However, dirty doesn't sell homes!

OK, back to the topic at hand: the number 1 thing you can do: REMOVE ALL THOSE PERSONAL PHOTOS AND PAINTINGS.

WHY?

It has been proven that personal artifacts around the home actually detract from the process of selling the home. The buyer and the buyers agent are distracted by cute baby photos and nice family portraits. The buyer is unable to picture themselves [pardon the pun] in YOUR home with THEIR family, because you have already pictured YOURSELF there for them. They feel like they are intruding.

The best stage to set for a home for sale is a "sterile setting." A nice, blank slate where the buyer can imagine their own furniture, and family, living there.

It's really very simple. Don't fight it, just do it. You will be amazed at the length of time a buyer will spend in your home, pondering the possibilities, because they don't feel they are imposing on your family.
