Affordable Homes for sale in Fort Collins CO

 

Renters seeking the financial advantages of home ownership, first-time home buyers and those working with budget constraints will want to take a close look at the current inventory of Affordable Homes for sale in Fort Collins CO.

 

However, the inventory of affordable homes is very limited in the Fort Collins area, and there is significant competition from other buyers. A successful search requires an awareness of what's happening in the market, having financing in place and being willing to act quickly when a good opportunity arises.

 

Please note that we have recently raised the ceiling for our definition of affordable homes to $300,000. This new level reflects the uncomfortable reality of a rapidly changing market for these homes over the last 2 years.

The inventory of affordable homes continues to be small - there are at present only 17 Fort Collins homes available for sale that are priced under $300,000, starting at a low of $75,000, offering a limited range of styles, locations, sizes and condition. There are another 64 affordable homes under contract and waiting to close.

 

Given the limited inventory, affordable home sales have been good in Fort Collins so far this year - there have been 74 sales, ranging in price from a low of $102,000 to a high of $300,000, with a median price of 278,000, and an average price of $264,241. Market performance was good - average days to get an offer for the homes that sold was 28 days, with an average days on the market of 62. The sale price/list price ratio for these 74 homes was 95.9%.
