Land For Sale? Marketing Tips to Help Sell Fast!

When selling a home, it's pretty easy to get into a good routine with your marketing.  It doesn't take long to figure out what works and what doesn't, and as long as you stay on top of the trends and update your strategies every so often, you can usually get a great system going to get those homes sold quickly and efficiently.  Vacant land, however; may require some different tactics!  Here are a few tips and things to keep in mind if you find yourself with a lot of land listings that seem to be languishing with no interest!

 

Give your potential buyers ideas for the land usage!  When a client walks into a completed construction home, it's easy for them to be able to visualize themselves living there - where the furniture will go, which colors they'd like to paint, which room will be perfect for each member of the family...But the same is not always true with land parcels.  Some buyers may have a pretty ambiguous idea of what they're looking for, which can make it difficult for them to picture a final product when looking at a bunch of different parcels that all look pretty much the same.  When typing up your listing or meeting with a customer, try to have a few good ideas in mind based upon the area in which the land is located.  Is it in an artistic part of town?  Suggest an artists studio or quirky boutique! A quiet lot in the middle of a nice wooded area?  Perfect for a quiet country homestead with some horses and a vegetable garden!  You definitely want to play up the strengths of each location, so know the area in which the parcel is located so that you can answer any questions a potential buyer may have, and help them with ideas on the best way to use the lot!

 

SIGNS MATTER!!  If a potential buyer has a plan in mind before they start their search for new property, many of them will forego the online browsing altogether and just take a ride out to their chosen location to see what's available.  In these circumstances, it might be worth it to invest in some high quality, custom made signs specific to your listing.  Think about including details the customer will really want to know, such as acreage or lot dimensions and zoning.  Be sure your signs are placed in such a way that they'll be visible from any nearby roadways, and that your contact information is prominent and eye-catching so it can be seen by anyone driving by.  

 

Make sure the lot looks its best!  Just as with home staging, you should take a little time to spruce up your lots before you take those photos!  Make sure the grass is cut, the weeds are pulled, and the land is free of any garbage or debris.  Sometimes it can take a while to find the right buyer for vacant land, so make sure you drive by your listings every week or two to see if you need to get out there with the mower or bush hog again!  As I mentioned above, a majority of the interest generated by vacant listings is going to come from people driving by, so you want your land to be noticed for all the right reasons.

Very good tips for marketing land, Joel!  With resale homes being in demand, and fewer being listed, land has its value for building.
