Month End Home Sales Report for the Community of Rossmoor in Orange County CA
The local real estate market for Orange and Los Angeles County has been experiencing positive gains since 2012 with the housing market having peaked, appreciation wise, in 2013 with 15-17% gains. Since then, it has slowly been declining from double-digit gains to single digit gains.
Presently, depending on your area or neighborhood, you are seeing appreciation gains between 5-7%. It should be noted that these figures are based upon "Inflation Adjusted" numbers.
When we look at what the experts call as the real estate "Market Breath." This market indicator informs us that our local housing market is beginning to show signs of weakening. In fact, the data actually shows us that this slowing down trend began in the second quarter of 2015, but this is not to say the housing market is in trouble.
Based on the data we have, we expect to see continued positive gains for this year through 2018 in the single digit range. Though these gains will continue to weaken as time passes on.
If you're trying to maximize on the sale of your home. It is safe to say that you still have time, but we must always keep an eye on the data just in case an event has a major impact which is out of our control. Now if you lean more towards the conservative side of dealing with your money. Now is a good time to list and sell your home with Spring and Summer being a key selling period for homeowners.
