Pasadena CA Chapman Woods Homes for Sale
and First Quarter 2017 Market Report
This is a real estate market activity report for Chapman Woods homes for sale along with report of properties currently in escrow and sales for the first three months of 2017 with a comparison to the same period for the three previous years. Statistical information in this report has been gathered from our local multiple listing service (mls) and may not include all transactions in the community.
Chapman Woods is a neighborhood located in unincorporated Los Angeles County with a Pasadena address in zip code 91107. It is located near major freeways and the Gold Line light rail station at Sierra Madre Villa. There are numerous shopping, dining, entertainment, recreation and cultural options nearby either in Pasadena or in the city of Arcadia.
The neighborhood consists of 462 homes according to the community website which has a strong block representation. There are regular get togethers and a quarterly newsletter. A variety of architectural styles can be seen on the tree-lined streets of Chapman Woods.
The general boundaries of the area are Rosemead Boulevard to the east, north of Huntington Drive, south of Del Mar Boulevard and the SCE right-of-way on the west. Lot sizes in the southern portion of the neighborhood can be quite large(as are the homes) often in excess of one acre.
There are currently six Chapman Woods homes for sales ranging in list price from $879,000 to $3,795,000 with one additional home in escrow. In the first three months of 2017, there were three mls-reported closed transactions. These sales ranged from $915,000 to $2,020,000 with an average sales price of $1,321,667(median sales price $1,030,000). They sold at 95.24% of last list price and for $553.03 per square foot during the January through March time period this year. The level of inventory is twice as high as the same time in 2016 -- but it should be noted -- we’re talking about the difference between three and six.
In the first three months of 2016, there was one closed sale reported. A fixer with two bedrooms/two baths and approximately 1559 square feet sold for $800,000(list price $715,000) in February.
In the same time period in 2015, there were four sales according to mls records. They ranged from $643,000 to $1,696,000 with an average price of $1,236,250(median $1,303,000). They sold at 104.46% of last list price and for $523.75 per square foot on average.
In the first quarter of 2014, there were six sales ranging from $530,000 to $2,588,000 with an average sales price of $1,330,500(median $1,025,000). They sold at 102.82% of last list price and for $511.10 per square foot on average.
Many factors come into play for buyers determining at an appropriate offer strategy or for sellers deciding on the best possible list price. In addition to the size of the home and lot, condition, updates(or lack thereof) and location within the community, the emotional appeal of a property along with timing makes a difference.
