Contract agree to purchase Things That Bother Me About Some Agents and Why

I have two pet peeves about  agents . One is when you write a contract in good faith for an agent . You send it along with all the proper documentation .

 

You sweat it out dot your I's and cross your T's .  Sometimes you even miss your Grandsons Birthday party because the other agent tells you there is another offer coming in . All offers are going to be presented tonight so you cannot wait .

 

Your buyers make a great offer . This was not a new listing it was on the market for quite a while and needed work. also known as TLC

 

The next day you are waiting patiently to hear from the agent . They do not have their cell phone number in the MLS but you call someone you know in the office and get it .  You ask what is going on and has you offer been considered .  The agent replies I left you a message best and final offer . When and where did you send me a message as I never received any message from you ?  Oh I think it was a text he replied . I never received any message from the agent .

 

I contacted the buyer . The final and best offer was a great offer well above asking price . I quickly sent the offer to the listing agent . I followed it up with an email , text message and phone call . He said he would have an answer by the evening . I never heard back from him that night . I knew the answer I had that sinking feeling in my belly . Finally after several phone calls he said they took the other offer . Why not call or text me with an answer . Instead  I had  to hunt him down . Very unprofessional  in my humble opinion

 

The other thing the annoys me is when agents do not report the correct status . They report  a property as Active with contingencies  instead of pending or under contract . When I call they say well we are waiting for a mortgage approval .  Don't most agreement of sales have mortgage contingency . I think some agents are misusing these features . How are we going to use these sales as comparables if we do not know if they are pending .

Sounds to me this agent had other ideas  about other offers that were against his.

You're right, Ginger, Hannah Williams did make some excellent points! I totally agree - we should never have to hunt them down - EVER! Peer courtesy is SO missing in our market!
