In March 2017 there were 218 homes sold in Oceanside’s 4 zip codes (92054, 92056, 92057, 92058), up significantly by 60% from February, a pattern was have seen in a number of other communities. Here’s the breakdown of overall activity.
TOTAL HOMES SOLD
218 (up 60%), 27 Days on Market, Ave. Sales Price $468,696 (down 6%), Ave. sale 97% of asking price
Detached Homes Sold
138 (up 57%), 27 Days on Market, Ave. Sales Price $531,045 (down 5%), Ave. sale 99% of asking price
Attached Homes Sold,
80 (up 67%), 27 Days on Market, Ave. Sales Price $361,144 (down 1%), Ave. sale 98% of asking price
Sales volume increased markedly in March overall across the board, with a slight decline in days on market as well. 27% of the March home sales were cash transactions, compared to 24% last month. Average sale prices decreased slightly for both detached and attached homes.
Buyers, on average, negotiated 1 - 3% off asking price, however, 45% of the homes sold for list price or better. The MEDIAN sales price of detached homes was $530,000 (up 7% from last month), and $329,500 (down 3%) for attached/condos.
There were 20 homes with a CONTINGENT status (properties waiting for approval by short sale or REO lenders), 8% of the total inventory, 1 more than last month. These homes are considered active and are included in the statistics below. Some homes with this status may still allow showings or back-up offers.
At the end of March 2017 there were 239 Oceanside homes for sale, a 7% increase from February, the 3rd increase following 5 consecutive declines, which is more good news for buyers. This represents an inventory of 1.2 months for detached homes (the same as last month) and 1.5 months for attached homes (up from 1.3 months last month) based on the current rate of sales over the last 6 months – the Oceanside market remains quite competitive and is a very strong seller’s market.

In March 295 Oceanside homes came on the market, up by 34% from last month. The number of Oceanside homes going pending also increased, by 6%, to 230 pendings (excluding homes that actually sold in March).
