My Real Estate Niche
For April 2017 Evelyn Johnston is asking us to write about our niche. When I first saw this contest, I didn’t think I would be able to enter it as I have never considered myself to have a niche in this business. I’ve always thought of myself as a general practitioner (no offense to any doctors reading this). My area of expertise is fairly limited and I never wanted to get into farming small communities as well as any specific types of properties. Being as small as the community is, I always figured I could do a good job serving my local area for all residential real estate needs.
Last week, at a closing, the other agent as well as her client started talking to me about how I dominate the local real estate market on the Internet. Now, this was their comment as I know very well that I don’t dominate the Internet in my market, but I do work hard and consistently to keep my name and property portals as high as possible in the search results. It occurred to me that is my niche. It is what I spend the majority of my time doing in order to get customers. And, I feel pretty good about it as my on-line presence generates about 90% of my business.
There are no secrets to making this work for anyone. The basics are a well-designed web site with a good IDX solution along with a blog, a good presence on social media sites and also ActiveRain. Just having the tools doesn’t do anything until you begin to methodically use them. Start by highlighting communities on your web site, then making individual searches for the community in your IDX. Blog about the community and set up periodic market reports and then post these to your social media sites.
Do all of these with a generous set of links to other portions of your web-site, IDX and blog. And, continue to do this on a daily basis. With a little patience and a lot of hard work you too will soon start reaping the rewards of leads from the internet.
