Is it so much to ask to be in contact with your sellers?

I am always amazed when I meet with expired listings and they tell me, "I didn't speak to my other agent for weeks on end".  "Really?" I answer.  What I would like to say is, "Are you kidding me?"  Putting a sign in the yard, placing ads in the newspaper and online does not complete the responsibilities, guys!  While you might be facing the idea of delivering difficult news to your sellers, (such as maybe we need to consider reducing the price or we might want to consider freshening up the paint) avoiding that phone call is not only doing a dis-service to your client-but it is only making matters worse for you! Turn the tables, what would be running through your mind if the roles were reversed?  Maybe something like...."Geez, did my agent just dry up and disappear after she put the sign in my yard?"  This is a difficult market for our sellers...let's not make it even more difficult ...don't you agree?

So true. Avoiding sellers is putting your business in jeopordy... Contact and knowledge is what they need.

I agree... i like to give my clients weekly update.  I call them even if it is to say "nothing new this week"  This can also help lay the foundation for a price reduction when they are aware of no activity week after week.

Faith,  It doesn't seem like an effective way to run a business.  If you are not staying in touch with your sellers, why are you listing properties?

I get busy and forget to call/email them if I don't put a reminder on my calendar. Now I add the reminders for next week after calling this week. It works for me. And putting ourselves in their shoes should be all the motivation we need.

Faith,

How about sellers that don't even know there listing has expired.  The agents hasn't even called them to relist.  I,too, call my sellers once a week to let them know what the past week brought.  I find a get less phone calls to have to return if they know they are going to hear from me at a set date and time.  Thanks for your imput

It's nice to have a set expectation... times of the week or day where they will expect some sort of news... even if to report that there is little news.
