Why Must Agents get Angry When They See the List of Repairs?

woman screamingI know many agents go through this but I will never understand why! My buyer client has a home inspection and then we prepare an addendum asking for repairs or credits. This is NORMAL. Once in a blue moon the buyer asks for nothing, but that is pretty rare.

The more usual scenario is the one where we ask for repairs. Sometimes they add up to a lot of money for the seller. Defects in the home are not the fault of the buyer that wishes to purchase your home. I will also be the first to admit that sometimes you get a buyer who wants every single defect mentioned in the report repaired by the seller or a seller who refuses to make even the smallest repair. The buyer is entitled to ask for this just as much as the seller is entitled to say "no!"

What I don't understand is why does the list agent get angry??? Is it because the agent has to do more work? Is it because they fear the deal will be delayed? Guess what? It's our job!! Our clients depend on us to be the cool heads that prevail. When I am on the receiving end of an extensive list, I call the sellers and we discuss it rationally. We discuss what happens if things cannot be worked out. We discuss putting the home on the market.  I definitely use my expertise and start calling other experts to see how much everything will cost. If I need to get them into the house for quotes then that is what I do. My feeling is the quicker I get in front of this, the quicker I can help my client to a  resolution.

I can't even imagine getting angry over a list of repairs....it's not even my house after all!

Barb it's business and getting mad is not part of a good business model.  Just handle it professionally and all will work out fine - or not.

Anna, Agreed! I think it's the "or not" part that brings the anger out!

Many of those agents do not know how to approach their sellers with inspection concerns

Sometimes listing agents recommend getting a pre-market home inspection.  Not a bad idea, if you think issues will come up during a transaction.
