First Quarter 2017 Market Update
This is a real estate market activity report for the North Pasadena Heights landmark district. The boundaries of this small Pasadena neighborhood are Paloma Street on the south, Whitefield Road on the north between Hill Avenue and Allen Avenue. I will share information regarding homes for sale,
in escrow as well as sold in the first quarter of 2017 with a comparison to
sales in the same three month period in the previous three years.
Statistical information has been gathered from our local multiple listing service(mls) and may not include all transactions. Since it is a small neighborhood and only covers the three months, I suggest taking a look at my full year report for 2016 for additional perspective. That report can be seen by clicking here.
Homes in North Pasadena Heights neighborhood range from small bungalows to large estate-sized homes. Larger homes are prevalent on Mountain Avenue and Casa Grande Street but can be seen throughout the neighborhood.
Architectural styles and condition of the homes also also vary. You will find wonderful examples of Craftsman, Prairie, Spanish, Mediterranean, English, Cape Cod, Colonial and even some ranch style homes. Examples at both ends of the “condition” spectrum makes additional analysis very important when a seller is pricing a home to gain the best market exposure or for a buyer when crafting an offer to purchase.
The Pasadena neighborhood is located north of the Foothill(210) Freeway and is convenient to shopping, dining, culture, entertainment and recreation. Two Gold Line light rail stations(Lake and Allen avenues) are nearby too.
In the first three months of 2017, there have been two sales reported in our mls statistics. Both closings occurred in March. The first was a small home on Whitefield Road that had been on/off the market for an extended period of time finally closed for $522,500(last list price $549,000). Later in the month, a fixer upper on Casa Grande with approximately 2019 square feet on a nearly half acre lot closed for $1,025,000(list price $1,299,000) -- depending on what the new owners do with the home -- that looks like an incredible value.
During the first quarter of 2016, there were three mls-reported closed transactions. Those sales ranged from $625,000 to $1,465,000 with an average sales price of $940,000(median sales price $730,000). Each sold above list price for an average 103.91%. On average, they sold at $525.39 per square foot.
In 2015 for the same quarter, there was just one sale reported. It was a Mediterranean-style home with approximately 2506 square feet which sold for $912,500.
In the same January through March, there were no closed transactions reported.
As I previously stated, when looking at numbers in a market report where turnover is as low as it is in North Pasadena Heights, a more detailed analysis is necessary for buyers and sellers alike. The mix in the homes in an individual report can have an impact on those numbers but may not necessarily reflect the market value of a particular home. That’s why it is important to look at condition, updates(or lack thereof), location within the neighborhood, emotional appeal and timing as well as the size of the home and lot.
