First Quarter 2017 Market Report




This is a real estate market activity report for the first quarter 2017 for the What Is My La Vina Home in Altadena WorthAltadena gated community of La Vina.   Statistical information in this report has been gathered from our local multiple listing service(mls) and may not reflect not all transactions in the neighborhood.  In this report, I will share  a recap of La Vina homes on the market for sale, in escrow and sold in the first three months of 2017 with a comparison to that same period for the previous three years.  

 

La Vina is a community in the unincorporated Los Angeles County area of Altadena just north of Pasadena.  While the setting is idyllic, the location is convenient to transportation making trips for shopping, dining, schools, culture, entertainment and recreation relatively accessible.   

 

La Vina Homes in A Gated Altadena CommunityThis master-planned community consists of single family homes in a variety of one or multi-story floor plans in sizes ranging from approximately 2100 to over 5000 square feet.  Construction began in the 1997 and continued into the early 2000s.   The exteriors reflect a variety of California-inspired architectural styles with many of homes taking advantage of pretty mountain or valley views.  

 

In addition to the guarded entry, La Vina features beautiful landscaping, greenbelts and open space.  There is a recreation center, pool, spa, lounge area, barbecue and playground.  There are adjacent hiking trails which provide an excellent opportunity to explore and experience the outdoors.

 

La Vina Homes in A Gated Altadena Community

 

  • There are currently six La Vina homes for sale ranging in price from $1,200,000 to $2,188,000 with an additional three in escrow.  In the first three months of 2017, there were four mls-reported closed sales ranging from $1,099,000 to $1,375,000 with an average sales price of $1,285,103(median sales price $1,333,325).   While three of the four sold at or above last list price the overall sale to last list price was 96.94%.  This was due to one sale that was sold in auction -- all cash, no contingencies and a 5% premium paid by the buyer.   The average price per square foot was $382.92 for the period.

 

  • In the first quarter of 2016, there were sales reported.  Both featured five bedrooms and approximately 3900 square feet and closed in March of that year.    They sold for $1,375,000 and $1,465,000 - each at their last list price.   

 

  • In the first three months of 2015, there were five closed transactions reported.  The sales ranged from $930,000 to $1,365,000 with an average price of $1,239,000(median $1,350,000).   They sold at 98.49% of last list price and for $368.34 per square foot on average.   

 

  • During the same January through March time period in 2014, there were two sales reported in our mls.  In January of that year, a five bedroom home with approximately 3886 square feet sold for its list price of $1,300,000.  In February, there was an all cash transaction reported in the mls of a 3650 square foot residence.  The sales price was $1,150,000(list $1,195,000).

 

As a bit of background, both gated communities and newer construction of large developments(remember our area development is more oriented to the earliest years of the 20th century than the latter part)  are rare in the West San Gabriel Valley.   You may find some additional insight in the market by

Prospective buyers will need to take a more detailed look at the market when crafting an offer to purchase.  Inventory has risen slightly this year versus the recent past but the market still favors sellers.   However, it’s a reminder that homeowners thinking of selling that they need to remain mindful of price, presentation and showing availability when their homes come on the market for sale.

Must be a super hot neighborhood at La Vina for a buyer to pay 5% over. Was that a Nationstar Auction, by any chance? I find it odd that buyers flock to these auctions as though they are not listing the houses above market.
