One of the most important lessons to learn when working in real estate is how to target the right market for each particular listings.  What works for a country home on 20 acres won't necessarily work for a multi-million dollar estate on the beach!  To better serve your customers and find the right buyer for a high end home, you need to understand the types of buyers able to purchase these properties, and market to their tastes.  Here are just a couple of tips to help you clinch that million dollar sale!

 

Advertise those amenities!!  Most potential buyers who are able to afford a high end home expect it to come equipped with high end amenities.  Capitalize on this by making sure that your listings include the specific brand names of appliances, technologies, and upgrades.  If the entire kitchen is equipped with Jennaire appliances, make sure you note that in the listing remarks!  Gorgeous marble floors?  Crystal chandeliers?  Custom built in-ground pool?  Talk these special features up!  Even wealthy folks want to know they're getting the most out of their hard-earned dollar, so any additional perk that makes this home stand out above others in the same price point needs to be advertised! Especially in the event of a saturated market, these little details can make the difference in the amount of interest generated in the property, which translates to a quicker sale, happy cChaustomers, and a VERY happy agent!

 

Invest in professional photography!  In many situations, it is perfectly acceptable (not to mention more cost efficient) for an agent to photograph the properties they list.  Provided you have a decent camera and at least the hint of an "eye," a majority of listings come across looking wonderful in the photos we take every day.  However, for a higher end property, it can pay big dividends to have a real professional photographer come take those pictures for you.  These lovely ladies and gentlemen have all the bells and whistles on hand to make sure those photos come out looking pristine - you'd be surprised how much difference a little fancy lighting makes!  If possible, hire someone who also has the ability to take a few drone photos to highlight the entire estate from above.  The little bit of extra cost and time will be repaid by the larger number of potential buyers you'll reach! Spend your advertising dollars wisely!!  Chances are, most high end buyers aren't scouring the local penny saver for their next home.  Check out the local homes and land magazines and consider spending a few bucks on a large, glossy ad!  Consider marketing the listing both in your local area, and in the nearest larger cities as well.  Here in Bay County, there is a local real estate broadcast show on early weekend mornings - if there's something similar in your area, think about paying to have your high dollar listings featured!  

 

As with all listings, visibility and understanding your market are key.  You want the largest group of potential buyers to see that property and be impressed enough with your presentation to pick up the phone and schedule an in person showing!  What strategies do you wonderful folks have when marketing your high end properties?
