I always get asked questions about how to be successful in the business of real estate sales.  It's not an easy question to answer.  Though, a good start would be following this advice from Dorie Dillard:

This month we have some excellent challenges and Debbie Reynolds is hosting a good one on sharing strategies, tips and ideas that can increase your offers to get noticed and accepted.

I’ve discovered if you are covering your bases with the basics you will be assured a foot in the door every time. There is no magic brew and no easy answer to insure you’ll win in every multiple offer situation. But if you’re looking to increase your odds dramatically and make sure your buyers have a better than even chance than make sure you are following these basics:

Know your market

That means making sure you have bird dogs letting you know of any “coming soon” properties and or anyone thinking of selling (nextdoor sites are great sources of information). Network with agents and share information..join Facebook groups, know what agents in your office are listing .. share ..share ..share and it will come back to you!! Remember you get by giving! You can’t make an offer if you don’t know about the property!

Know your colleagues

Make sure your colleagues know you and how you do business. Treating agents with respect and a cooperative attitude will take you a long way and trust me will help get your foot in the door when you encounter a multiple offer scenario! No one wants to work with a “know-it-all” or one who isn’t a problem solver.

Know your contract inside and out

Having a leg up will help you but you better know how to write that clean offer that every seller and their agent want to see! Full knowledge of your contracts and addendum's backwards and forwards is a must! Taking time preparing your buyers from the beginning will make all the difference when it’s time to assemble your offer. You’re the business manager and need to explain the whys and process and importunately how to execute the documents. If the buyer wants the house you have to play all your cards to win! It's not done by a magic potion its done by being prepared and fit the pieces of the puzzle together to make it happen. #dothework #hustle #knowyourmarket #makeithappen.
