The 80528 zip code for Fort Collins CO includes the southeast portion of the city -the location for most of the recent growth in Fort Collins. The area is highly desirable to buyers, with many new and newer neighborhoods, quite a bit of on-going new home construction, and significant commercial development.

The inventory of homes for sale in the 80528 zip code remains lower than optimal to meet strong buyer demand. Hopefully we will see additional homes enter the market as we move further into our more active spring/summer market. There are only 50 homes currently available for sale, priced from a low of $410,000 to a high of $1,700,000. There are an additional 50 homes under contract and waiting to close.

 

As a result of persistent low inventory, home sales have been only moderate in the 80528 zip code so far in 2017 - there have been 51 sales, priced from a low of $87,500 to a high of $1,070,000, with a median price of $499,000 and an average price of $497,588. Market performance has been very good, with an average days to offer of 32 and an average days on the market of 68. The sale price/list price ratio for these 51 homes was 98.7%, showing high buyer demand and a seller's market.
