cat and mouse gameAs real estate professionals begin to explore the world of the blogosphere, many will find that their presence online has been preceded by savvy 'webpreneuers' who understand the rugged terrain of Search Engine Positioning in a way that most Newbies to this virtual world do not.

Take for instance, an interesting experience that I had recently.  I was doing a training session for an agent and demonstrating the benefits which accrue to clients who utlize an agent who is involved in Social Networking.

We initiated a google search for our company listing by address.  It had been placed on real estate shows and exported to a number of different channels including Trulia.  We noted that Trulia was in the #1 position on the Google index.

Initially I was not concerned.  We upload our listings on Trulia, so I thought that in a fashion similar to oodle and other sites to which our listing were exported, there would be a link back to our site or the real estate show. This type of WIN WIN cross promotion ensures that clients are given the best information about the home from the Broker, who benefits from the FREE Listing AND provides Valuable data for Trulia and hence its' advertisers.

There were 4 entries on a search for the address of the listing so, we clicked on each of them. But, what was most disconcerting was that the Trulia link did NOT link back to our website from Google.  Instead, it took me to a page with some general information about the area including a street map and advertising.  There was NO EVIDENCE of the listing information or indication that this listing had been provided courtesy of a real estate broker. 

When, I stumbled upon this post, I understood WHY this is the case.  The discussion regarding 'NO FOLLOW TAGS' is highly enlightening. You may also want to read Trulia's explanation for their policy and decide for yourself if this ultimately assists or undermines real estate brokers.

As a blogger, listings which I post online do rank in the top search engine positions.  This is no small thing for a home owner who is hiring me to market their home to the largest possible audience.  With over 85% of potential buyers searching online first...this is very valuable online real estate. The entity which controls the information flow will in time become the defacto national MLS.  Today, in many markets, a home owner whose agent does not know how to position their home listing online will find that either it is non-existent for all practical purposes OR being used to sell advertising.

Home owners hire Realtors to not only position their homes online but to represent them.  When, our listing index on a major search engine is repurposed to suit advertisers AND stripped of the ability to link directly to the Broker who provides the information and knows the most about the property, I can't help but wonder who is really being served.  Is this truly in the best interest of the public and does this sort of 'misdirection' truly benefit the home purchasing experience for the consumer? 

I'm curious...Brokers & Agents, have you observed this?  Do you understand its potential implications for your business?

I'm curious - did you input the listing or did it get pulled from some type of feed? I know I recently found one of my listings on Zillow with no info - but I logged in and added all the info myself -and now my information shows.

Lola - yep, I have noticed this myself. Clearly these venues for listing are not serving the agent they purport to serve. Zillow drives me nuts. While I appreciate getting my listings out there in front of so many folks, given their traffic, but Zillow is horrendously wrong. It has one of my listings listed twice (with 2 different DOMs), one that was sold 2 months ago is showing as a new listing (and I cannot remove it) and another new listing (on the MLS for 5 days) shows as being on the market for 53 days. And I am unable to change any of this. Do you think there is a way to get in touch with them. Oh no.

I also took the Trulia widget down.

This is IMPORTANT Stuff and more agents need to know about these issues.

I am afraid the the Trulias are in the business to make money so linking back to themself seems to be a stadegy to keep them higher in rankings.

We are debating if our local MLS should send data to these sites and this is an excellent point!

We've experienced this from Trulia and are currently rethinking our strategy with them.  It's upsetting when you type in "real estate (insert city here)" and Trulia ends up being the top most position, even though they might not be the most relevant source for the area.

I recently became aware of the "no follow" tags and understand why Google is promoting that standard.  It helps stem the tide of spam commmenting on our blogs because it eliminates the guerilla SEO benefit to doing this.  Cleary Trulia is has figured out how to do this to their benefit at the agents expense.

Bo...I don't think it matters HOW the listing was inputted.  What I'm referring to is the fact that the listing data which is being pulled off a search engine index is simply pointing towards Trulia (the site) without giving a link back to the Broker or providing relevant listing data in many cases. 

When you are on Trulia and are looking at their listings, this is not the case.  Reading the other blog posts will aid in understanding why this might be done. Trulia understands certain important elements about real estate search which most brokers don't.

Missy...Thanks for your comment.  In answer to your questions...Most real estate agents and brokers don't understand this YET.  They don't know enough about the backside of programming to know what is happening.  We're simply glad our listings are getting 'exposure.'  We're not yet savvy enough as a group to understand the finer implications of the 'true cost' and what we need to be aware of and insist on when negotiating service agreements with online providers.

PMZ...Relevance is a relative term.  That's why the 'online real estate' of a high position on a search engine indexed result is so valuable.  Trulia and other providers of real estate information understand that capturing the highest search enginge rank positions them as  the most Relevant provider of real estate information.  Never mind that this was obtained courtesty of real estate brokers who are not given a link back of acknowledgement...

Note though, that the general message of this post, to know exactly where your listings are being displayed and what the sites' policies are, is a very good one.

Bonnie...Decisions should be made from a place of knowledge.  Opting out is definitely an option if a particular source does not support your marketing efforts in a manner that you feel is appropriate. As a blogger, you will probably not be as affected as much as an agent who is not...but, ultimately this impacts all of us.

 After reading this post, I googled a few of my listings and sure enough, they were #1 or #2 on the search results and when I clicked on the listing, my name / contact info wasn't there -- but it did say something like "Agents - is this your listing? Add your photo & contact info for free. BRAND IT!"... so I clicked on the link and tried EVERYTHING I could to get my info to appear on MY listing page... no luck.

I did run into one page that said that if I paid $29 or $39 per month, I would be a Trulia Pro".  Maybe they have offered "Free" listings to agents, but in order for the agent's info to appear, they have to pay? It's very confusing and honestly, pretty frustrating.

Has anyone subscribed to Trulia?

Kerry, this situation can occur with a listing fed to the Trulia database manually or exported from another source.  Thanks for sharing your experience.  Brokers and agents need to have a better grasp of how our listing data is being handled once it is exported to other sites; many of which are in direct competition with us as the 'point of contact' for listing data to the general public.
