HUD Permits Borrower-Paid Counseling

Today, HUD announced counseling agencies to charge seniors a fee for counseling services. HUD indicated charges should not be in excess of $125.

The counseling can be paid by the senior, by the lender or can be paid out of the loan proceeds by being listed on the HUD settlement statement. Lenders cannot any anyway steer clients to a specific counselor. However, it is common in the industry to subscribe to a service which randomly selects a counselor from a specified pool of counselors. This service is called Direct Connect. Many lenders use this service because the counselors are HUD approved and also meet specific criteria of professionalism and service. .

I've never heard of this -  what excactly do the counselors do?  Help Seniors determine what kind of loan is best for them?  Is a counselor a loan officer?

The counseling session is required by HUD for all FHA rerverse mortgages and is the industry standard for all reverse mortgages, even those not insured by FHA. The counselors, are randomly selected. and their job is to review the reverse mortgage program the borrower has picked out. It enables the borower to ask questions without being under pressure and assures that they understand the program. Sometimes the counseling sessions are great and are just a review for the borrower (if the LO has done a good job) and other times it seems to be a wast of time for the more savy borrower. None the less, it is industry standard.
