There are so many Buyers Representatives out there and if you do not have a Real Estate Broker or Realtor that knows what they are doing when they are representing you, consider yourself DOOMED! It is like trying to talk your spouse into buying 5 Husky puppies. Good Luck!
So, if you do not have the skills in being a a Buyers Rep and preparing yourself and your clients for a solid offer please think about being a listing agent, Realtor /Broker. Once you have the basics down in being a Buyers Rep. be sure you have your strategy in place to get the offer accepted. What is Plan B? Is there a Plan B? Let's start with the key to success and three strategies you could learn to get your offer accepted.
Three strategies that you can apply when discussing your strategy with your Buyers when writing an offer.
#1 Pay over listing price. If, the house is priced right, you want the house, and you cannot have any other house. You have to ask your clients and yourself, "How much am I willing to pay over the listed price to have my offer accepted?"
If, the house has sat for over 30+ days I would write offer 1-2k over the listed price. If, there is in deed another offer and we all know agents /Realtors try to tell us, "I am waiting for another offer". My rule of thumb has been to go in aggresively. Again! Is the house priced right that there are so many offers? I have won over so many offers with offers only 5k over listed price. GOOD LUCK! and remember every situation is different.
#2 Do not ask Seller to pay ridiculous costs. Are you being practical in all the costs you are asking the Seller to pay? Did you ask them to pay for your private transfer? or MOLD inspection that is not required to have? Be selective when asking the Seller to pay what costs at escrow. Do you want the offer accepted? Then, be fair!
#3 Write an Introduction about your client and follow up with a call. I do not understand why agents/ Realtors send an offer without a phone call or a cover page stating who you are and at minimum who you are !!! I have noticed when you give a little history you have now made it personable. The Sellers Rep now has a real person on the others side and they may now relate to you better and the transaction more. Once accepted, I now get nice feedback they now mention my clients as "The family" or "The single mom". Depends your situation.
Now, think before you write that offer up and make a low ball offer on a perfectly turn-key home! Do you want it accepted? Follow my strategies and guaranteed to be accepted.
