Three Foolish Mistakes Home Sellers Make

By
Home Stager with Sharon Tara Transformations

So...

It's the first day of May...

and that means I am a day late...

too late for the April No Fooling Around April 2017 Let's Get Real Contest.

A day late and a dollar 1000 points short.

I guess that makes me the fool.

That's ok, it takes one to know one right?

Now that I've established I'm qualified to identify fools,

here are three types of sellers that I've run into that qualify as fools in my book....

1. The foolish seller who sets themself up for lower offers.

Too often sellers hide their home's positive features behind clutter, within overcrowded rooms.

The winner here is the wise buyer who is able to see the potential and get a great deal at the seller's expense.

"Wise men profit more by fools than fools by wise men."

Marcus Porcius Cato

2.  The foolish seller who ignores the agent's advice on pricing.

Many sellers learn too late that they should have priced accordingly. Longer time on market cost money. Price reductions eventually get them to where they should have been in the first place.

"The wise does at once what the fool does at last."

Baltasar Gracian

3.  The foolish seller who ignores the stager's advice on improvements.

NOT investing in improvements costs money. Those who try hardest to save money usually spend more in the long run. It will always cost the seller less to make the improvement prior to listing.

"A fool and his money are soon parted."

Thomas Tusser

Selling your home is serious business....you can't just throw a sign in the yard and expect buyers to flock to your door, offers in hand. Strategic preparation and marketing are required. Experienced professionals are required for the best results.

Those sellers (and real estate agents) who don't "get it "  and choose not to properly prepare and price their property not only take longer to sell, they actually help the competition sell faster!

"Let us be thankful for the fools. But for them the rest of us could not succeed."

Mark Twain

A two-hour Home Staging Consult will arm you with all the information you need to successfully showcase your house and stand out from the competition in your price range.

We all play the fool at some point...

selling your house is not the time for foolishness!

Great post, Sharon, and great points. Essential point is that the knowledge of an experience and seasoned Realtor (and professional Stager) really does have value.

Hi Sharon - I love your intro, you qualified it so well (not that you are a fool). This was short and to the point and very easy to understand. I am sure this will take many sellers off that fools list!

John Juarez  More value than some would give us credit for! LOL

Mick Michaud  Thank you!

Praful Thakkar  No points expected. I don't want any special treatment. It certainly wouldn't be fair to everyone else. But thank you!

Sheri Sperry - MCNE®  I appreciate that, thank you! I hope it does enlighten some sellers and motivate them to action!

Riddle me this: Why does the foolish seller ignore the agent's advice on pricing? I've seen it time and time again. As you said, time on the market costs money! Let's price the house to sell and move on with it. Cute post, Sharon.

I heard that a well staged house can fetch an extra 5% -- do you have any studies on that?

Great article!

Edward Drennan  I don't have any actual studies on how much more money, but I will say that RESA (Real Estate Staging Association) says staged homes sell 73% sooner than those not staged.

They look better than the competition and have a greater perceived value to buyers. A home is only worth what a buyer believes it to be worth....perception is so important!
