It's the first day of May...
and that means I am a day late...
too late for the April No Fooling Around April 2017 Let's Get Real Contest.
A day late and a dollar 1000 points short.
I guess that makes me the fool.
That's ok, it takes one to know one right?
Now that I've established I'm qualified to identify fools,
here are three types of sellers that I've run into that qualify as fools in my book....
1. The foolish seller who sets themself up for lower offers.
Too often sellers hide their home's positive features behind clutter, within overcrowded rooms.
The winner here is the wise buyer who is able to see the potential and get a great deal at the seller's expense.

2. The foolish seller who ignores the agent's advice on pricing.
Many sellers learn too late that they should have priced accordingly. Longer time on market cost money. Price reductions eventually get them to where they should have been in the first place.

3. The foolish seller who ignores the stager's advice on improvements.
NOT investing in improvements costs money. Those who try hardest to save money usually spend more in the long run. It will always cost the seller less to make the improvement prior to listing.

Selling your home is serious business....you can't just throw a sign in the yard and expect buyers to flock to your door, offers in hand. Strategic preparation and marketing are required. Experienced professionals are required for the best results.
Those sellers (and real estate agents) who don't "get it " and choose not to properly prepare and price their property not only take longer to sell, they actually help the competition sell faster!
