This is an overview of the the Three Palms condominium complex in
Pasadena 91101. I will share market activity since 2010 as well as provide
information for a new to the market listing. Statistical information in this
report has been gathered from our multiple listing service(mls) and may not
include all transactions in the complex.
Built in 1982, Three Palms is located at 484 South Euclid Avenue between California and Del Mar Boulevards just west of Los Robles Avenue. There are 24 one and two story condos in a garden courtyard setting with a distinctive water feature -- no long, dark hallways here -- the ambiance is quite nice. The floor plans have two or three bedrooms and up to two-and-
one-half baths with approximate square footages ranging from 1147 to nearly 1700. Three Palms is a gated complex with elevator access to all floors and to the subterranean garage. The units have fireplaces, washer-dryer connections and outdoor space(either a patio or balcony).
If being close to shopping, dining, entertainment, recreation and transportation is important - the location is a convenient one with easy access to South Lake Avenue, Paseo, Playhouse District and Old Pasadena. The Arroyo Seco Parkway(110), Foothill(210) and Ventura(134) freeways are nearby as are multiple Gold Line light rail stations.
This is yet another low turnover Pasadena condominium complex as you will soon see.
A new listing hit our mls hotsheet this past week. It is a top floor unit with high ceilings and a clerestory window in the living room. There are two bedrooms, two baths and den/office(could be bedroom three) and approximately 1368 square feet. The list price is $648,000.
There have been no mls-reported sales so far in 2017. In fact, to see a closed transaction in the complex, we need to look back to 2015 in the multiple listing service. In 2015, there were two sales reported. Both were three bedroom, two-and-one-half bath floor plans which sold for $665,000(list price $595,000) in June of that year and the second which closed for its list price of $649,000 later in August.
There was another drought in sales in the complex which finds us going back to 2011 to find the next year with sales reported in the multiple listing service. Each had two bedrooms but were not the same floor plan. They sold for $360,000 and $388,155.
When turnover is low it’s extra important to look at the individual condo in order to arrive at the best possible marketing price for a seller or to craft the best possible offer for a buyer. I suggest a thorough review of condition, updates(or lack thereof), location within the complex, emotional appeal and timing. This is something I do every day.
