Turn an Open House into a Grand Opening

Statistics show that Open Houses are responsible for roughly 4% of sales, but it's a great way to have the property shown if you can get a good turn out.  Since the odds of a sale are increased as the number of people attending goes up, it behooves us to do everything possible to stir up excitement and stimulate interest in a property.

In our office, we make a big deal out of open houses and since we know that the first few days on the market are very important, we go all out in preparing for the "Grand Opening" of the new listing.  Aside from pricing, condtion of the home, etc., here are some preparations we make for open houses that seem to increase participation:

  • Early in the week before the Grand Opening, make calls to homes in the surrounding area, inviting them to the grand opening on behalf of their neighbors
  • Knock on approx. 30 doors in the immediate vicinity to meet neighbors, distribute custom property brochures and invite them to the Grand Opening. You almost always meet someone who knows someone else that might be interested.
  • Put an ad in the paper, on openhouse.com, and post a notice on the local office Open House bulletin board
  • Put directional signs up in the neighborhood no later than Friday (put them up on Wed (if permitted) and use as many signs as possible.
  • Put helium ballons on the directional signs on the morning of the Grand Opening - red seems to be more visible from a distance.
  • Have a large sign in the yard to attract attention. Our local board sells one that is hinged at the top and stands on the ground with a place to put four flags on the top. It looks great and attracts a lot of attention.

Great insight into turning open houses on again, they have lost there freshness

We had an open house last weekend on a new listing that has had no traffice since being listed. The open house brought 3 different couples through and made the home owners happy. I agree with the idea of contacting the neighbors and invinting them to a pre-open house or as you say Grand Opening.

Like the idea of the Grand Opening.  In our area it is not done so this is really a fresh idea, thanks. Happy Mother's Day!

Colleen,

You have a VERY comprehensive approach to open houses.  It's no wonder you find them successful.  I think there's a big difference between just sticking a sign up the same day and what you do - and if nothing else, you've made at least 30 new first contacts!

All great tips for a successful open house. You need to work it.

Great concept about a grand opening. I just did a twilight open house and had invited neighbors, and had an excellent turn out!

Colleen:  I like the idea of a Grand Opening!  And you make some great suggestions. Thanks.

Thanks for shairng, I like your concept and may consider it at a future time.  As for right now, we have given up on all of that especially intoday's glutted market.  There are open house signs all over the place in Atlanta and no one is coming.  We've alsohave done all you suggested and more and still no one is showing up.  Open houses in my own opinion since I've been in the business since 1979 account for very few if any sales, and right now are accounting for less sales.  The statistics you quote are from normal times.  I get more buyers and sellers from the Internet while others are running around and wasting time and gas.

Well done again Colleen. You can find results in a well-planned open house!
