Coming Sooner or Later? Sooner Always Trumps Later ! Wrap It Up

There was a question on the Q & A section about "Coming Soon" signs in front of listings. The first step, prior to the coming soon sign, is a signed listing agreement. There’s no point in marketing a listing that is not an exclusive right to sell.

When we have a listing that needs a few weeks before it’s submitted to MLS, we have an agreement signed and permission for the homeowner to market their home as Coming Soon.

Once the agreement is signed, we put a sign on the property with a coming soon rider.  We have never experienced anyone knocking on the homeowner’s door.  The agents DO call us and we give information, but we never discuss or quote a price. Our agreement DOES have a price on it.

The reason for marketing without a price is to avoid creating unnecessary competition for our listing.  Agents may think as I do and price their listing just under our coming soon list price.

Our most recent listing had a similar home on the market at a higher price, and we knocked ours down to be the favorable number. Our home sold first, and we did a coming soon without a price.

I appreciate "Coming Soon" listings. It’s a great “head game” to play with other listing agents.  It’s a tough market in my town for securing listings, and I want as many signs in front of homes as possible.

Perception becomes reality in the real estate business. It works well for us, and it allows us to maintain a steady flow of listings. THEY ALL HAVE MLS EXLCUSIVE RIGHT TO SELL LISTING AGREEMENTS SIGNED AND IN OUR POSSESSION.

Marketing has a running start, and when showing begin at the open house event, it’s a winner.  We DO NOT ALLOW SHOWINGS PRIOR TO THE OPEN HOUSE when we market this scenario.  It draws a crowd and an urgency to win.

Listing property is an enjoyable way to make a living. It’s an opportunity to become creative with marketing materials; creating new energy to promote interest; and taking advantage of the typical methods used by other listing agents to change ours and make ours prominent in the marketplace.

Oh, the games we play to compete and win. Just another thought for the moment….

I would never think of doing coming soon marketing unless I had a signed agreement.  And as for putting on the MLS as coming soon, in ours, we must have a price at that point.

Chris Ann Cleland we don't have coming soon in our mls.... once we put it in mls, it's open to the public unless showing start at an open house...then no one sees it until then....

Great reminder post, Barbara Todaro .  That was my response to teh Q & A - make sure you have a signed contract in place before putting your sign up. You may find out the seller will sell the house right under your nose without it!

I wouldn't even consider putting a Coming Soon rider on any sign of mine in a yard of a home without a signed listing agreement. I know agents who do and it's backfired on them! Not a good practice!!

I would be scared of any agent who marketed a listing without first getting a signed listing agreement. Here in NH though buyers will stop and knock on a door bothing coming soon and for sale. I tell all my sellers upon signing the contract to not let anyone in without an appointment. I give them cards to hand out.  Coming soon works on some, but not all. I do have many listings where we sign, but the seller needs a week or 2 to get the home ready to sell.

Absolutely, for sure, of course, Barbara...would not dream of planting a 'Coming Soon' on a piece of property without a 'signed listing agreement' in my Broker's pocket. To do otherwise could lead to a very painful and disappointing outcome. So nice of you to share your expertise, Barbara Todaro.

We do not do coming soons signs.  However, you do them right - with the purpose of creating urgency, pre-marketing and not allowing showings until the open house.  This is the right way as opposed to not responding other agents who inquire but only buyers who call direct, not allowing showings from other agents but being willing to show to buyers that call direct and attempting to double end, which is not in the seller's best interest.  Our MLS has for years worked on rules for coming soon homes and is now in the process of making it an MLS status with very specific rules assigned to them. -Kasey
