Over the weekend i met a home seller looking for any non traditional way he could to sell his home. He tried selling it himself, was currently hiried 4 different agents to sell it at the same time and them burst out with... why he could not just hire a buyer agent to sell his Manchester NH Area home.... "if they have all the buyers anyway."
You can read that blog here. The home seller would not let it go. He wanted a buyer agent to sell his home if his latest bright idea failed. The problem with his thought is, that a buyer agent most often learns about a home for sale through the efforts of the listing agent. He wants to sell his home. Yet he does not want to do what it takes to list, market and find a buyer. In his quest for a short cut, he has hindered his own sale.
He did not know that a listing agent shared their commission with a buyer agent through the fee they offer in the MLS. That this does not cost him anything extra.
He did not know that a good listing agent starts by preparing the seller to sell by educating them what is involved in the home selling process.
He did not know if his home was priced right. He did not know how the value was obtained when pricing a home. He wanted the most possible and to pay the least possible to do so.
He did not know that a good listing agent will walk through the home with the seller as if they were the buyer pointing out what can be dome to produce a better showing once buyers started viewing the home.
He did not know what would be a good offer. He had not had one in 3 months of trying different ideas he read about on the Internet.
In Summary any happy seller will tell you that a sale only goes as well as the agent you hire is experienced to do so. Those sellers where things did not go so well, will tell you to skip the short cuts and discount brokers and list with a good local agent.
THE SECRET OF SUCCESS and the key to having a successful purchase of sale, can increase simply by choosing a better agent. The secret is, that All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest.
