The Anthem real estate market continued it's solid spring. The total number of homes sold was up 6% over March, and up 4% over April 2016. The average sale price tailed off a bit but was still up 1% from March and up 2% year over year. The 12 month moving average continues to remain flat month over month and is now only up 2% from last year. The price per square foot was down slightly from March and only up 3% year over year. The days on market continue to decrease, now standing at 63 days, down 7% from March and down 14% from April 2016. The burn rate, (or homes under contract versus homes on the market) is now about 2.60 month’s supply, still signalling a sellers market. There are now 206 homes on the market in Anthem, and 129 homes pending/under contract.
The large majority of the homes selling these days in Anthem are on the Parkside and in the $350,000 or less price range. The upward pressure on price may be stabilizing due to prices outstripping household income. Zillow pegs the Anthem market as being luke warm for 2017. We'll see if that prediction holds true. So far there seems to be some validity to it.

Avg. Days on Market (Solds): 63 (Down 7% from Mar. '17, Down 14% from Apr.'16)
Highest Sold: $700,000
Lowest Sold: $147,000
