As I drive home every night thru my neighborhood I notice more and more homes popping up for sale. Some are FSBOs and some are listed with other realty companies. Do I get insulted or feel bad because I make an effort to farm and educate my neighbors? Maybe not as much as I should.

Of course my marketing flyers and postcards and customized to my neighborhood and farming, but do my neighbors really understand the advantage their neighborhood Realtor brings to the table?

I grew up and went to the local schools. I know traffic pattern and trends in the area.  I know all the local businesses and amenities. I know the shortcuts the kids take on the way home. I know the people who walk every night and keep an eye on the neighborhood.  I know the complete inventory in the neighborhood and every surrounding neighborhood. I know the value of the neighborhood from a residents perspective.  I know the neighborhood habits on a personal level no outside Realtor could describe.

I live nearby if there is ever a question, walk over or call anytime.  I will pass the property every night on my way home and to work in the morning so I can make sure everything looks good and check on it daily.  I know their neighbors and their neighbors.

I don't want to rant, but the rest is more organized in my listing presentation for the neighborhood. 

Choosing a Realtor who lives with you is a huge advantage.  Who else knows the neighborhood as well as you do? Who can introduce potential buyers to existing neighbors? Who can tell the potential buyers about the area and amenities?  I know the dry cleaners name, the mail couriers name, the corner store workers name.  I know your neighbors names and their kids, I know their pets names.  This makes a buyer feel like they are already home when they know everyone by name. This is what your neighborhood Realtor offers, an impressive welcome to our community.

Think of the Realtor next door as an extension of yourself. They will know the area very well, and with professional education, experience, and a very unique personal insight advantage will help you sell your home faster than an outside Realtor. The neighborhood Realtor can sell your home, without the sentimental influences and attachments a home owner has. The neigborhood Realtor provides professional Realtor experience and an advantageous specialization in the neighborhood.

Good post, Michael.  I feel the same way about my subdivision.  It is very annoying to see other Realtor's signs go up in my own neighborhood.
