Richmond CA, my home town is ripe for FHA 203k loans
Yep, I grew up in Richmond and San Pablo. It is always a special treat to do consultations in your home town, at least I've always felt that way.
Over the years we've done hundreds of projects in my home town. I remember one we did on a home where the city was demolishing several homes on the block that had been vacant for a while and the owners moved out of town giving the homes to the city. They could have sold them but they didn't realize the tools they had available.
In any case the client and I set up the appointment to see the home. I go there a few minutes early as is usual for me but there was no address on that street that I could find. Interesting. About then the client showed up and looked around pointing out that his house was no longer there. The city had taken out one to many homes leaving my client without a home to purchase.
I've always been a problem solver so I called HUD from the site and got hold of my engineering contact, explained that the city had taken out one to many houses on this block... HUD rep asked if there was any part of the foundation. I told him there were three piers left on the site, he instructed me to put them in my truck (Cadillac at that time, I don't drive trucks. LOL).
F and these three piers were placed strategically at the crawl space access so they would be easy to fine and see for the inspector. Who said HUD is a hard lined outfit? Don't think you could get away with this today however, so don't try it.
Never say quit, If you think it won't work, it might, always ask. Dont' assume.
