SEMI RETIRED IN 2017 AND STILL SIX FIGURES

     I have semi retired in 2017 and I must say I'm loving it.  I'm spending more time with my wife, my kids and grand children.  I'm coaching Basketball again and riding the Harley more.    I do still work my Real Estate business but now as a Manager just overseeing what I have delegated to some great real estate agents.   I pay out 50% of my income for this convenience of more time but I want to point out because I took the time to set this up,  worked in a niche few agents do and many are interested,  I will be able to keep a Six Figure Income in my semi retirement status.    

     I never thought I could enjoy slowing down but it's been 5 months now and getting better each month.  I wanted to share this with other agents so hopefully when the time comes you have placed yourself in a position to keep enjoying the lifestyle you worked so hard for over your real estate career despite Real Estate Market crashes (3 for me), loss of investments and hard earned funds and having some fear of how I would keep my lifestyle for my family the same once I slowed down and even more so when I'm not listing and selling for whatever reasons.

THE RIGHT COMPANY

     First I aligned my self with the Right Real Estate Brokerage (EXP Realty) and not because my ReMax Broker and agency wasn't a Great! place to work where I had Hall of Fame Status, the best location and branding for my business.   I aligned myself to set up my Semi Retirement because EXP offers their agents and brokers other streams of income rather than just from personal sales and listings.    This is called a MONTHLY REVENUE SHARE based on my sharing of the company with agents and brokers I come into contact with everyday and my data base of agents I have trained in Probate Real Estate over the years.  We as agents all have a sphere of influence just for being in the RE business either through our MLS, Meeting Groups,  Trainings, Conventions, Meetups, REI Clubs to name a few.   It wasn't hard to spread the work over the last almost 3 years to agents who may have an interest in what EXP Realty has to offer which I believe and now confirm after almost 3 years is the best opportunity for any agent, broker, Team Leader or Broker Owner.

     Today, my Rev share covers my new house monthly on where I'm relocating this summer.  Yes! just from a little sharing I  earn a average monthly income, with a check deposited each month like clockwork that has taken this home expense off my plate.   In the next couple of years I will have my complete hard fixed monthly expenses for our home covered by this program.  WOW!  In just 5 Years I can start each month without having to sell, list or close.   It is a awesome feeling already.

COMPANY OWNERSHIP:

     Next, the opportunity for Company Ownership (Without an upfront cost) has provided me with stock ownership in EXP Realty which is close to Six Figures now and growing.  Every closing I can add more stock to my retirement portfolio with the agent discounted stock program and based on how fast this company is growing (3100 agents already and targeted to be 6500 by the end of 2017) this stock is going to reach the $10 share range way before the target date of 2020.   My 25,000 should be 50,000 shares over the next 2 years and will be another bonus to my retirement portfolio.   Amazing! all this value from just selling and listing real estate.   

 

PROBATE REAL ESTATE NICHE:

     The other system I have been working on is having my 30 year probate and trust real estate business spread to all of California and I finally have the core team in place  needed to do this.   I have a couple of agents who have worked with me on my probates for a few years now and capable of doing all the ground work when we list or sell.   I have County Agents in place in 9 Counties (7 around the San Francisco Bay Area,  Stanislaus County and So-cal.   My New partnership has plans of being in all 56 Counties in Calif over the next 5 years with a piece of every transaction going to me.   I'm even shutting down my general public training of Probate Real Estate ( 25 yrs of Training over 4000 agents and Investors) as I will concentrate just on my EXP Agents who are with me.   This Probate program we have revamped and implementing already will corner the Probate Real Estate Market for us.   My agents with me at EXP Realty will receive the bulk of these earnings with piece going to me as I lay by the pool, ride on a Hog Run or in a gym coaching basketball.    I could only do this because I have a Company I'm with EXP Realty which has the first two steps I explained in place (Rev Share and Stock Ownership) and I'm personally training my EXP Agents with weekly sessions (Webinars) to help them build a Six Figures Real Estate business and add in a monthly  rev share income plus stock ownership.

     All this will keep me in multiple six figures but will cut my time in half with a Tues/Weds/Thurs work week.   I learned to delegate and aligned with a Company that has so much to offer an agent/broker that all I have to do is keep spreading the word.    I can't wait till EXP Realty hits 10,000 agents!
