As they drove home from Mother's Day with his inlaws, he searched the Internet how to sell his Manchester NH Area home fast. He found one of my Active Rain Blogs.
We had a great conversation and I will be listing his home this week. I thought I would share some of our conversation with you all. He kept talking about the SECRET to selling your home. It is not really a secret but his words stayed with me. He said "It is a secret if most people do not know how to do it."
My recipe for selling a home quickly starts with who a home owner hires. Not all listing agents are the same. Take me... First I go through the home and assess it's value. I tell him what it is worth. What he should ask and what offers may come in at for a quick sale. The next step is getting the home ready to sell. He must move quickly if he wants showings to start right away. De cluttering, minor maintenance items fixed and the house both clean and smelling good.
The next step was letting the seller know what to expect. How showings are set up and what he needs to do and not do during any given showing. We spoke about how the offer process will work. Lastly the behind the scenes I put together a marketing program to meet the most potential buyers possible. I also check my data collection for any and all buyers looking in this area and price range. You see there are no short cuts, but listing it right can sell the home quick. He asked me if all agents used the same marketing. I said no. He said "the see, you do have a secret."
THE SECRET OF SUCCESS and the key to having a successful purchase of sale, can increase simply by choosing a better agent. The secret is, that All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest.
