Castlegate Condos in Pasadena

This is a real estate market activity report for the Castlegate condo complex in Pasadena. In this report I will share information regarding units on the market for sale and sold so far in 2017 as well as a recap of sales for the previous three years. Statistical information has been gathered from our local multiple listing service(mls) and may not include all transactions in the complex.
Located at 330 West California Boulevard just east of famed Millionaire’s Row on South Orange Grove Boulevard, the complex was built in 1974 and consists of 48 single level condominiums. The units range in size from one bedroom to two bedrooms and den(often marketed as three bedrooms). Quite spacious the approximate square footages range from just under 1000 to over 1700 square feet. Each unit has an expansive floor plan which can accommodate large furniture as well as abundant storage and a large balcony.
In addition to its popular location which is convenient to shopping, dining, transportation and so much more, the professionally managed Castlegate complex is well-maintained. Amenities in the complex include a lobby entrance, two elevators, mature landscaping, pool and recreation/meeting room. There is also a common laundry area but in-unit laundry connections are available with homeowner association approval. Parking is in a secured garage area. Over the last few years there have been several significant enhancements including painting of the exterior and newer roof.
There are currently two condos available for sale at Castlegate. One is a two bedroom/two bath floor plan with approximately 1349 square feet, this renovated unit is offered at $649,900. The other has two bedrooms/two-and-one-half baths/den and is being marketed as a three bedroom. Also extensively remodeled, it is priced at $859,000. There are no units in escrow and no sales reported so far in 2017.
In 2016, there were three mls-reported closed transactions ranging from $420,000 to $489,000(two one bedrooms, one two bedroom units) with an average sales price of $449,667(median sales price $440,000). They sold at 98.97% of last list price and for $417.50 per square foot on average for the year.
There were also three sales reported in 2015. There was a mix of different size units with sales ranging from $329,999 to $585,000 with an average of $468,000(median $489,000). They sold at 98.73% of last list price and for $346.41 per square foot on average.
For full year 2014, there were four reported closed transactions ranging from $349,000 to $630,000 with an average sales price of $487,750(median $486,000). They sold at 101.2% of last list price and for $356.57 per square foot on average.
Since the complex is 40 plus years old, you will find varying degrees of interior improvements in the individual unit which obviously has an effect on price and appeal. This is particularly important to go beyond the numbers when a buyer is considering an offer or a prospective seller is selecting an appropriate listing price. Differences in updates(or lack thereof) along with location within the complex, timing and emotional appeal are as much a factor to consider as is the square footage.
