Hire a professional Realtor to sell your home: Most people do not represent themselves in court or operate on themselves in the hospital. So why would you want to sell your own home. Hire a professional to represent your interests, market your home, update you on the real estate market. Realtors do this for a living. They go to school to learn, attend continuing education and get lots of on the job experience.
Kitchens and Baths: If you are going to put money into any part of your home in order to have a faster sale, kitchens and/or baths are the place to do it. They need to be spotless and first class. Consider having the cabinets refaced, possibly new fixtures, or have it steam cleaned.
Declutter: This means inside and out. If you do not use it and it is taking up space, it is a candidate to be put in the trash can. What, you can not throw out Grandmom's plates? Then maybe you should consider a storage space.
Maintenance: Potential buyers want everything to work. This includes the appliances, windows, and doors. If they see a cracked window, shingles missing off the roof, doors not closing properly, etc they will wonder what else there is wrong with the house. Most homes in our area cost $250,000 and up. That is a quarter of a million dollars. A lot of Money to spend for something!
Lighting: When showing your home, make sure the blinds are open so you can bring in as much natural light as possible. Make sure your windows are clean. Turn on the lights in your home. Today people want light and bright.
Odors: Deep clean your home. Have the drapes dry cleaned, shampoo the rugs, keep pets clean, make sure litter box is cleaned daily, and wash your dog. If you smoke, make sure you smoke outside. Cigarette odors are an objection to many people who don't smoke.
Paint: Put a fresh coat of paint on the walls, woodwork, doors, and exterior if needed. Make sure the colors that you pick are neutral.
Maintain your yard: Plant some pretty annuals, mulch the gardens, keep the lawn mowed, trim the shrubs, etc. If a buyers does not like the look of your home as they drive up, many times they will not even come in.
Furniture: Make sure rooms are not overcrowded. Do not place furniture in front of the charming fireplace. Consider having your home staged. After all the builders stage their models in an effort to have people fall in love with the home.
These are all ideas to help sell your home fast. However the main things that sell a home are PRICE & LOCATION. If you live in a nice location, and price your home correctly, it will sell.
