windermere orange county florida 34786The least expensive sold for $169,900 after being on the market 112 days.  It was a 3 bedroom, 2½ bath 1381sf townhome built in 2006 and was listed as being in pre-foreclosure.  The community offers a swimming pool with a monthly maintenance $220.67.

It appears that your area has experienced a dramatic reduction in price.  Or, am I wrong?

Lenn,  Yes, that is correct.  But I should have created a footnote mentioning that in April '07 there were 8 sales of which one was for $2.7M.  Obviously the skewed the figures quite a bit.  It's interesting because the monthly averages are not really a good index in that something like we see here can occur.  You really should take a larger sample for a better understanding, but it appears that people do like the monthly stats. 

This month the figures of condos, townhomes & villas was definitely lower than normal.  Last month there was a $20K difference in the year over year figure, but in February, they were exactly the same.
