One of my pet peeves is BPO software.  As an old computer programmer, some of the errors drive me crazy.  One wouldn't let me enter in 02/29/2008 as a sold date.  

 Others make you bracket the comps based on sold comps.  With their permission, I've gone 60 miles away in order to do this.

Others won't let you put in a value greater than the list price.  Some short sale listing agents are putting ridiculous prices on their listings in order to get an offer.

  One company makes you have at least 1 comp be the same condition.  I did an interior on a  totally trashed home.  You know the type, you watch where you step on the floor and then you rush home and take a shower.  I couldn't find one like it in the mls.

One thing that really bugs me is wasted motion.  The sequencing of the bpo is very important.  Currently there is a field that you need to use the keyboard.  Then there is a field that needs the mouse.  Then there is a field that needs the keyboard.  Then there is a field that needs the mouse.  If the fields that use the keyboard were together and the fields that use the mouse were together, you could finish a bpo in about 20% less time.

I agree, some of the forms are a real pain. Over the years I have rejected more BPO companies because they pay badly or they question every bpo you submit, we are not total idiots. One of my biggest bug bears is they want a lot of comments and then the comment field is restricted to 255 characters. Not exactly room for a lot of comments on the property.

This is funny. Evil Solutions (Evaluation Solutions) pays like crap and yet so many of you still work for them. I did ONE BPO for these idiots and didn't get paid for five months after I turned down a bunch of orders on the phone, blanket emails to agents in my area that do work for them and a few other tactics. It's not worth my time to chase $50 with these morons. There are plenty of other companies that pay without follow up at all. I choose to work for companies that pay me without badgering and threatening.

Keep working for them. While you're busy chasing money with these jerks I'll be at the bank cashing checks for other companies BPOs.

Matt, I have the same problem with the short sales. Sometimes I remove the listing information so I can value the property using my comps and then comment like crazy. I only do this if the vendor has given me permission.

Why do I see those last two comments on every blog. The first is a waste of time and the Evil comment- if you have any experience you Already know this!

Some of the BPO forms are so dated & not the least bit user friendly...unfortunately a lot of the business I get are from the companies that have the most difficult forms
