This is a real estate market activity report for the Arroyo Creek condominium complex in Pasadena. In this report, I will share information about condos on the market for sale, in escrow and sold so far in 2017 along with a recap of closed transactions for the previous five years. Statistical information has been gathered from our local multiple listing service(mls) and may not include all transactions in the complex.
Located near the Arroyo Seco where you will find The Rose Bowl. Pasadena Aquatic Center, Kidspace Museum and Brookside Golf Course, the gated Arroyo Creek condo complex offers an idyllic setting. The wooded environment definitely feels as if it is nestled in nature with lush landscaping and a creek which runs throughout the community which creates a Although conveniently located, it does offer a feeling as if you are living among the treetops. A series of bridges connects the various units.
There are 52 units in a variety of single and multiple level floor plans ranging from one bedroom/one bath to two bedrooms/ two-and-one-half baths. Features of the condos(vary by floor plan) include high ceilings, clerestory windows, skylights, fireplaces, in-unit laundry connections and sliding glass door access to a patio or balcony area. Parking is either a one or two car detached garage.
In addition to the amenities of the Arroyo Seco, the complex is close to vibrant Old Pasadena with numerous shopping and dining options as well as both the Foothill(210) and Ventura(134) freeways.
- There is currently one Arroyo Creek condo available for sale. This is a single level one bedroom/one bath floor plan with approximately 668 square feet. It is priced at $459,000. There are no units in escrow and so far in 2017 there have been no mls-reported sales.
- In 2016, there were three sales reported ranging from $402,000 to $495,000 with an average sold price of $449,000(median $450,000). Each sold at or above list price for an average 100.69% and for $408.74 for the year.
- There was just one closed transaction in 2015. It was a two bedroom/two-and-one-half bath unit with approximately 1211 square feet sold for $415,000(list price $424,000). This was a bank owned property.
- For full year 2014, there were four closed sales reported ranging from $350,000 to $450,000. The average sales price was $409,250(median $418,500). They sold at 100.89% of last list price and for $364.96 per square feet on average.
- In 2013, there were three reported closed sales. Each was a one bedroom plan with approximately 668 square feet. They sold for an average sales price of $306,667(median $305,000). On average they sold at 105.38% of last list price.
When looking at sales performance in a condo complex, neighborhood or community, it is important to take a look beyond the statistics presented when you are a buyer and looking to purchase as well as when you are a homeowner thinking of selling and arriving at an appropriate marketing price.
