Problems that can ruin your home sale

Selling a home always comes with its specific challenges; some are minor and can be fixed without a major problem, such as a light fixture, however there are other issues that are more challenging to solve and can have a detrimental effect to the sale of your home. It is a good idea to know if your home has any of the  four problems stated below so you can take the proper steps in remedying these issues before selling your home.

Smell

You want to make sure your house smells clean. If you have pets inside, make sure to keep them out the house or keep them at a neighbor’s house when your real estate agent hosts open houses. Aside from the smell, you don’t want a potential buyer to feel uncomfortable as your dog or cat follow him/her around the house. Make sure to do some deep cleaning before and while your house is on the market so the smell of your pet(s) doesn’t permeate.

 

Musty odors should be the biggest concern in terms of smell. This could be a sign of mildew or mold, which leads us to the second problem that can ruin your home sale.

Mold

Mold is a type of fungus that typically shows up in moist areas of a home. Mildew is a type of mold that is easier to get rid of if taken properly care of. Per HGTV, follow these simple steps. It is important to pinpoint the problem area and eliminate it immediately. Having mold or mildew in your house not only looks horrible, but it can also cause health problems as well.

Structural Issues

Structural issues are a huge concern for prospective buyers. Cracks in the foundation for example, that are wider than 3/16 of an inch can be a serious problem. It is best to tackle the problem as soon as you find out. It will be a costly job but will become even more expensive the longer you wait.

Pest Infestations

There are lots of little critters that enjoy making your home theirs as well. From rats and mice to roaches and termites. While rats and mice can create health concerns, termites can end up destroying the wood that supports your home. Make sure to call your local pest control so they can help you eradicate the problem.

 

These four problems that can ruin your home sale must not be taken lightly. You must know what you are getting into before selling your home and take corrective action to account for all existing problems before listing your home. Also make sure to let your real estate agent know of any issues upfront; they have many connections and may refer you to a specialist to help you out.
