Condos are still selling as fast as last month. One of the ones that closed sold in only one day and another only took 4 days. One that is under contract also has a market time of only 4 days. There are still a few that took 2 months or more to sell. Buyers have a lot of information when they start their search. They know what homes are worth and they often like turn-key. If your home is priced near market value it will have a better chance at selling quickly. The median sales price for condos was $404,900.

The home we mentioned last month is under contract. It took 43 days to find a buyer. Through an aggressive pricing strategy, the sellers were able to reach a larger market by lowering the price of the home to reach buyers who were looking up to $500k. The new listing has only been on the market for 3 days.

Currently, this shows the month's supply of inventory in the $700-800k range as 8 months, which is a striking contrast to the other price ranges. There hasn't been a sale in this price range since February. However, there weren't any listings in this price range in February or March either. Now there are two homes under contract with an average market time of 110 days. When they close we can expect this number to drop and it will be clear again that these homes are also in a seller's market. The median sales price for single family homes was $1,110,000.
