I was sitting on the computer tonight checking my email and some of the latest blog posts. Along the way I ran
across several news articles that discussed how much the market has changed and how BAD the Real Estate Market is.
As a Realtor, I watch the local markets very close. Working Eastern Baltimore County, Dundalk is one of the local markets I keep an eye on.
Dundalk, like the rest of the State, has a record amount of inventory on the market, but Dundalk is still showing STRONG sales! Every story that I have read talks about how we are in a strong BUYER'S MARKET-a buyer's market to me means that there is currently OVER 6 months inventory listed. In checking the numbers from the Metro Regional Information Systems (MRIS) for Dundalk:
January 2007 statistics-37 Units SOLD-147 Units listed gives you an absorption rate of 3.97 months of inventory! Less than 4 months inventory still puts Dundalk in a SELLERS MARKET! Why is this, when most of the State is in a Buyer's Market?
Dundalk is still one of the most affordable communities-especially for the FIRST TIME Home Buyer. The amount of homes-both Townhouse & single family-offers a wide variety of selection for everyone of every income level.
Are you thinking about buying your first home? There are 2 and 3 bedroom town homes from about $140,000!
